How the Numbers Here are Calculated
Every locality page on this site lists the Minimum Value Rate (MVR) published by Bihar’s Bhumi Jankari portal — the government’s own record of the lowest price land can be registered at, by land type and road category.
Stamp duty and registration fee are calculated as a percentage of whichever is higher: your agreed sale price, or the government MVR for that plot. Bihar charges different rates depending on the buyer and seller’s gender (Article 23 of the Bihar Stamp Act) — 6% stamp duty + 2% registration fee in most cases, reduced to 5.7% + 1.9% when a male seller transfers to a female buyer, and raised to 6.3% + 2.1% when a female seller transfers to a male buyer.
Use the calculator on each locality’s page to get an indicative total for your own transaction.
